Valuation of Land For Longer Back & Shorter Front
Belting method is appropriate method of valuation of land when the frontage of land is shorter as compared to the backyard. In this method large plot is divided into three plot and each plot divided to sub plots.
The plot is divided into three belt:
- First Belt - Frontage Portion Breadth = B1
- Second Belt - Centre Portion Breadth B2 = 1.5 x B1
- Third Belt - Back Portion Breadth B3 = 1.5 B2 (or remaining breadth)
- B1+B2+B3=Z | B=Z/4.75
For the frontage of first belt, statutory rate R1 is designated. Whereas, the rate at the corner of the belt is 3/4 R1.
Similarly, Rate at Center of Second Belt R2=2/3 R1. Whereas, the rate at the corner of the belt is 3/4R2.
And, at the Third Belt, Centre's rate R3=1/2 R1. Whereas, the rate at the corner of the belt is 3/4 R3.
Area of each portion is calculated and multiplied by proposed rate of each plot. Cumulative of the value gives the valuation of the land.
